LEEDER has been in- structed to OFFER FOR SALE by PUBLIC AUCTION, at the Mackworth Arms Hotel, Swansea, on TUESDAY, the 10th day of December, 1878, at Two for Three o'clock in the Afternoon, all that well-known ANTHRACITE COLLIERY, called the CWMLLYNFELL COLLIEFY, Which has for nearly half a century been carried on by Messrs James and Aubrey, and comprises a mineral pro- perty of about 670 acres, of which about 150 are copy- bold of the Manor of Caegurwen, and the remainder Leaseboid. THE COPYHOLD PORTION Consists of (he Farms called "Coedfalde," "Ty- newvdd" and" Pantybara," containing about 150 acres, with farm-houses and out-buildings. A recently ae erected and commodious house suitable for the red- dence of a Managing Partner, also stabling for colliery horses. Much of the Land is admirably adapted for building, and the whole (except a small portion already let on building leases) is now in hand. The Iron-ore iron-stone, and quarries of stone, and beds of clay and sand, uuder this property are subject to a lease granted by R. D. Gough, Esq., to Mr Geo. Crane, for the term of. 99 years, from the 1st day of July, 1837, and the rents and royalties (except surface rents) in respect of the same, belong to the said R. D. Gough, a term of 99 years and two days from the 1st day of July, 1837, being reserved to him to enable him to receive the same. THE LEASEHOLD PORTIONS Comprise the Colliery, with the pits, shafts, levels, and engino houses, smiths' and carpenters' shops, sawing machine, offices, and cottages, and the coal, culm, iron- stone, and iron ore under the farm called CWMLLYN- FELL," containing 80 acres, or thereabouts, held for the term of 60 years, from the 1st day of January, 1825. Ex- tensive railway sidings have been constructed by the lessees on this property to connect the Colliery with the Midland Railway. The coal, culm, ironstone, iron ore, stone, fire clay, clay, and sand within and under the farm and lands called "YSTRADOWEN," containing 251a. lr. 30p., held for the term of 60 years from the 25th day of March, 1873. The coal and iron-ore, or iron-stone, and all other minerals, clay, and stone, in or under the farm and lands called CWMTWRCII," containing 91a. 2r. 13p., held for a term of 60 years, from the 1st day of July, 1851. Also the surface of the said farm, held for the term of 21 years from the 25th day of March, 1872. This farm is let to Mr William Griffiths, as a yearly tenant, at the rent of £ 53. The rents reserved by the above leases amount together to £ 421, and the royalties vary from 4d to Sd on coal, the other royalties being- correspondingly low. Rents for surface damage are also reasonable. Almost all the veins of coal known in the district lie under this property, including the Big Vein, Brass Vein, and Tregloin Vein. The lower measures under the whole, and much of the Big Vein uuder Coedfalde, and the Brass and Big Veins under Ystradowen, remain unworked. The property is situate in the parishes of Llanguicke and Llangadock, about 15 miles from the Port of Swan- sea, to which access is obtained by means of the Swansea Vale Section of the Midland Railway. The Port of Llanelly is also within reasonable distance by rail; and the Colliery is included in the through booking oi the various Railway Companies to all the principal markets in England. The Colliery is open for a considerable daily out-put, and is in constant work, the trade connection being ex- tensive, and much of it of long standing, so that the good- will of the business is of considerable value. The fixed and moveable machinery and plant at the Colliery, which is considerable, will be included in the sale, but the Colliery horses and ponies, and live and dead fanning stock, will have to be taken at a valuation in the usual way. The Firm have always kept a stock of a few thousand tons of coal and culm at the Colliery, which the purchaser of the Colliery will have the ontion of pur- chasing, The present selling price at the pit's mouth for best coal is 6s 9d to 7s 6d nett per statute ton, the prices of other qualities varying from a minimum of 3s per ton for culm to the before-mentioned prices. There are no contracts in hand, so that full advantage could be taken of any upward movement in the coal trade.
